Although the pandemic has slowed Toronto down, many people have really taken this opportunity to capitalize on the real estate market.

It’s not a surprise that due to COVID-19, the real estate market in 2020 has seen one of their best years to date. As we are still in the midst of the global pandemic, the market is still continuing to garner success. At the beginning of COVID-19 we witnessed some of the cheapest mortgages in Canada, but in 2021 we are starting to see fixed mortgages rates climb for the first time since before the pandemic hit.

Home lending rates plummeted while many borrowers with strong credit benefited from refinancing a five year fixed rate home loan at rates below 1.5%; which was the cheapest we have ever seen in Canada. It’s no surprise that many of Canada’s major banks have raised their rates on several of their mortgage products. Many people who have been waiting on the green light to proceed are actually losing money and potential opportunities for great rates.

These photos were from a trip I took with my family a few years ago. Going to Antigua with my mom is the best way to have an authentic experience because it’s where she grew up. Staying with family rather than in a hotel gave me the chance to learn more about the country and my culture. We used to visit Antigua often to see my Grandma and other family - this is my happy place 🥰

I always advise my clients to consider closing costs when discussing the process of buying or selling a home. Here are some common closing costs:

➡️Land transfer tax - which is based on purchase price. There is a calculator on my website

***You do get a rebate as a FTHM which covers up to $4,475 on Municipal Land Transfer Tax, and $4,000 on Provincial Land Transfer Tax. To qualify for this rebate, you will need to intend to occupy the property within 9 months.***

➡️Appraisal ($300-$350)

➡️Legal costs (approx. $2,000)

➡️Home inspection (house = $500, condo $300)

➡️Title insurance (around $250) - protects against fraud, liens on property, etc.

➡️Mortgage insurance (If less than 20% down)

➡️Home insurance (varies)
+ moving expenses, repairs, appliances, bills, etc.

***There is a FTHB tax credit which is intended to help with closing costs. FTHB are eligible for a rebate up to $750 for closing costs, which you may claim the year of your purchase.***

Today marks International Women’s Day 2021 - celebrating how far we as women have come in society, and continuing to raise awareness of gender inequality.

Did you know that International Women’s Day was started by a woman named Clara Zetkin? She suggested the idea in 1910 at an International Conference of Working Women in Copenhagen. There were 100 women there, from 17 countries, and they agreed on her suggestion unanimously.

A year ago today, I lost my brother. It was the kind of profound loss that turned my life upside down. I had been lucky enough not to experience true heart wrenching grief up until then. My brother has always taught me a lot about life, both while he was alive and through his death. This year I learned how much love transcends our experience on earth. I learned the meaning of true heartbreak. I learned how ugly the world can be. I learned just how important family & true friends are...and I am learning how to live with a sadness that will never go away.

My brother was intelligent, thoughtful, kind, funny, protective, strong, sensitive, and genuine. Everyone who knew Wayne, loved him. He was special. He could light up a room and captivate anyone he spoke to. He loved to tell funny stories, and he always had a lot of them. Growing up with Wayne were some of the best years of my life.

I miss everything about him, even the imperfect parts. Summer BBQs at his condo, binging episodes of the Dave Chapelle show, going to the movies, our long late night conversations about life, how he would break the ice with a joke after a sibling dispute...
there are too many memories to recount, but I cherish every single one.

I will love & miss you forever, Wayne.

There is so much to consider when purchasing or selling a home. I find many of my clients have a list of questions ready to go beforehand which is something I truly appreciate. Most potential buyers and sellers want to feel confident about the decisions they will be making.

I am often asked about the difference between a downpayment and a deposit. Mortgages can be a bit confusing, especially when it’s your first one - but it doesn’t have to be. 🤗👍

Here is a simple definition of both terms to help you get a better understanding:
A deposit is the amount of money that you will present to a seller with your offer, or upon acceptance of your offer. As a rule of thumb, it is best to put down 5% of the purchase price. You are also only given 24 hours to produce a deposit after an offer is accepted if you have not provided the deposit earlier with your offer. It is important to have this money in an account that is easily accessible.

A downpayment is the amount of money that you will need to present to the bank to be eligible for a mortgage. 5% downpayment for a purchase price up to $500,000 is the required. However, for a purchase price between $500,000 - 999,000, you will need to have 5% on the first $500,000 & 10% on the remainder balance. On a purchase price of 1M +, a downpayment of 20% is required. Any downpayment that is under 20% will also require mortgage insurance.
